The Hackney New Homes Programme, a key initiative led by Hackney Council, aims to redevelop under-utilised brownfield sites into much-needed affordable housing. As part of this ambitious programme, we have been selected as part of the design team, working alongside Hackney Council to deliver homes that meet the highest standards of energy efficiency and affordability. This transformative project will not only address the housing shortage but also create lasting opportunities for local residents.
In response to Hackney’s urgent housing needs, the programme will deliver approximately 500 homes across seven projects. We are working on the larger ‘south sites’ portion, which spans nine locations and involves collaboration with architects Howarth Tompkins, Sergison Bates, Balaam Murphy, and Nooma. These developments will range in size, from 10 to 100 units, with the majority designated as affordable homes for local residents. A smaller proportion of homes will be made available for private sale, ensuring a diverse housing mix that meets the needs of the wider community.
A defining feature of the programme is its focus on sustainability. The designs aim for Passivhaus certification, ensuring exceptional energy efficiency and a low carbon footprint. This aligns perfectly with our own commitment to sustainable development, as we collaborate to deliver high-quality homes that minimise environmental impact while maximising comfort for residents. In addition to housing, the development will include improved public spaces and amenities for residents.
Construction is set to begin in 2026, and the Hackney New Homes Programme will make a significant contribution to Hackney’s affordable housing supply. However, the programme’s impact goes beyond housing. It is also designed to foster community growth through employment and skills development. As part of this initiative, we are partnering with Hackney Council to offer valuable opportunities to local residents, including graduate placements and part-time work placements. These roles will provide hands-on experience, helping individuals to develop their skills while supporting Hackney’s broader employment goals.
